NEW DELHI – New residential launches across the top eight Indian cities rose 4% year-on-year to 279,899 units in Jan-Sept, Knight Frank India said Monday. The residential sales across these cities, however, remained unchanged at 258,238 units during the first nine months of 2026, the real estate consultancy firm said in a press release.

Among the eight cities, the new launches in Mumbai grew 13% year-on-year to 72,673 units. New launches in Pune and Hyderabad grew 7% and 6% year on year to 44,672 units and 32,577 units, respectively. New launches in Bengaluru rose 4% year on year to 44,672 units, while in Ahmedabad they rose 1% year on year to 16,745 units. New launches in Chennai fell 7% year on year to 14,639 units, and in Kolkata declined 2% year on year to 11,503 units. New launches across the National Capital Region fell 5% year on year to 33,948 units.

New house sales in Bengaluru grew 5% year on year to 43,140 units, while in Kolkata they grew 4% year on year to 13,022 units. Sales in Hyderabad, Ahmedabad, and Chennai grew 2% year on year to 29,125 units, 14,300 units, and 13,871 units, respectively. Sales in Mumbai grew 1% year on year to 72,804 units in Jan-Sept, according to Knight Frank. Sales in Pune remained unchanged on year at 36,402 units. However, sales in the National Capital Region declined 11% year on year to 35,574 units.

"NCR's (National Capital Region) 11% moderation has been led by the INR 5–10 crore (INR 50 million - INR 100 million) segment, while the INR 2–5 crore (INR 20 – INR 50 million) segment continues to grow across most major markets, NCR  (National Capital Region) included. The shift towards higher ticket sizes and a gradual rise in Quarters to Sell show that buyers are becoming more selective, pointing to normalisation rather than a broad-based slowdown. As the benefit of lower interest rates moderates, income growth, relevant new supply and local demand drivers will shape the next phase of growth across India's leading cities," Shishir Baijal, international partner, chairman and managing director, Knight Frank India said in the release.
