NEW DELHI – Housing sales across Mumbai Metropolitan Region, National Capital Region, Hyderabad, Pune, Bengaluru, Chennai and Kolkata picked up during the September quarter, rising 3% year-on-year to approximately 100,220 units as against 97,080 units in the same period last year, according to a report by Anarock Group. The total housing sales value across these seven cities grew 2% year-on-year to INR 1.6 trillion in Jul-Sept, as against INR 1.5 trillion in the same period last year.

"Neither geopolitical uncertainty nor other economic pressures could stop India's residential market from regaining momentum in Q3 (September quarter) 2026. Housing sales picked up from a tepid Q2 (June quarter), driven by resilient end-user demand, though rising costs and uneven demand across markets continued to keep growth range-bound," the report said.

Among cities, sales in the Mumbai Metropolitan Region grew 5% on year to 31,750 units. This was followed by Bengaluru, which saw a 12% year-on-year rise in sales to 16,670 units. Sales in Pune declined 6% year-on-year to 15,690 units, whereas the National Capital Region saw a 1% year-on-year sales decline to 13,765 units. Hyderabad saw a 15% on-year rise in house sales to 12,970 units. The sales in Chennai and Kolkata were 5,395 units and 3,980 units, respectively, in the September quarter.

"The average residential property price across the top 7 cities collectively witnessed single-digit annual growth of 7% - from INR 9,105 per sq ft (square feet) in Q3 (September quarter) 2025 to INR 9,714 per sq ft (square feet) in Q3 (September quarter) 2026. Among the top seven cities, NCR (National Capital Region) saw the highest annual jump of 12% in its average price. On a quarterly basis, average prices in the top 7 cities rose by just 1%," the report said.

The launch of new houses grew 18% on year to 114,320 units in the September quarter, as against 96,690 units in the same period last year. Among cities, Mumbai Metropolitan Region saw 37,500 units launched in Jul-Sept, up 27% on year. Over 51% of the new supply during the quarter was added in the less than INR 8 million budget segment, the report said. This was followed by Hyderabad, which saw 18,950 new launches, up 120% on year. A whopping 97% of the new supply was added in the premium, luxury, and ultra-luxury segments (priced at upward of INR 8 million), as per the report.

During the September quarter, the addition of new houses in Bengaluru grew 17% on year to 17,720 units and around 81% of the new supply was added in the INR 8 million – INR 25 million budget segment, the report said. National Capital Region saw a 14% year-on-year decline in new house launches to 10,900 units, and over 34% of the new supply in the quarter was added in the more than INR 25 million budget segment. Chennai and Kolkata launched 5,840 units and 4,680 units, respectively, in the September quarter.
