--RBI amends norms for valuation of InvIT, REIT units
NEW DELHI – The Reserve Bank of India has issued amendment directions to ensure clarity and uniform practices in the valuation of units of infrastructure investment trusts and real estate investment trusts by all financial institutions. The directions shall come into effect from the date of issue, the RBI said.
For InvITs, quoted securities and units shall be valued on similar lines as quoted securities, with necessary modifications, as per the instructions prescribed for quoted securities.
Unquoted InvIT units shall be valued at the net asset value as disclosed by the InvIT. Where an InvIT fails to compute and disclose net asset value in the manner and frequency specified under the Securities and Exchange Board of India's regulations, the value shall be treated as INR 1. The same treatment will apply to units classified as infrequently traded.
Similar norms will apply for REITs, where unquoted units will be valued at the net asset value disclosed by the REIT, and at INR 1 where it fails to disclose net asset value as per SEBI regulations or where units are classified as infrequently traded, it said. End
