KOLKATA/MUMBAI – Oberoi Realty Ltd. is looking to enter commercial real estate space in the Delhi National Capital Region shortly after entering this region with its marquee residential project, Oberoi Three Sixty North in Gurugram, a top company official said Monday.
"We are open to buying land for malls or offices, even for any other annuity assets in (Delhi) NCR," a senior company official told sector analysts in a post-earnings conference call.
The company official said that buyer response for its residential project in Gurugram has been "truly exceptional" and it surpassed the company's expectations. "It was the first chapter of a long and exciting growth story that we intend to write in (Delhi) NCR," the official said.
Oberoi Three Sixty North in Gurugram is spread across 14.86 acres of land and comprises seven towers with 832 residential units. The planned towers have a total of 58 floors, including the ground floor, while the residential offering includes four bedroom-hall-kitchen and servant room, and five bedroom-hall-kitchen and servant room configurations. The listed sizes are 5,601 square feet for the 4 bedroom-hall-kitchen variant, and 8,601 square feet for the five bedroom-hall-kitchen apartments. The corresponding listed prices are INR 190 million and INR 290 million respectively, and possession of the property is expected to be given in December 2033.
Apart from Delhi NCR, the company is also open to undertaking projects in south India and a deal finalisation in that part of the country would see the realtor mark its maiden entry into the south Indian real estate market.
Oberoi Realty is working on several projects at the moment and has a construction outlay of INR 10 billion for the current financial year.
"We had a bunch of projects that we were originally wanting to launch. Probably they'll just slide over a quarter here and there," the official said. "We have Aurelius at Pedder Road (Mumbai), we have Tower A at Thane in Jadin that we want to also look at. We have another tower in Forestville (in Thane)."
These apart, the realtor is also eyeing a commercial building at Mulund in Mumbai and expect prices to go up further in Thane in the coming days.
"In Thane, we have enough inventory and you will see a price increase in Thane also in a bit because there is an input cost increase," the official said.
For the September quarter, Oberoi Realty reported a marginally higher consolidated net profit on year even as net revenue declined due to a massive surge in construction expenses, rise in other expenses and decreased on-year earnings from joint ventures.
The company reported a 0.18% on-year rise in its net profit to INR 7.62 billion for Jul-Sept, slightly above the Street's consensus estimate of INR 7.34 billion. The company's net revenue was INR 16.7 billion, down 6% from INR 17.8 billion in the year-ago quarter.
Monday, its shares closed 1.81% down at INR 1,672.10 on the National Stock Exchange. End
