MUMBAI - Real estate major Signatureglobal (India) Ltd. is expected to more than double its net profit for the June quarter due to a sharp improvement in its margins, according to brokerages tracking the company. The company's revenue is, however, expected to decline due to a sharp fall in its collections for the quarter.

Signatureglobal is expected to post a consolidated net profit of between INR 421 million and INR 1 billion for the June quarter, up from INR 344 million in the year-ago quarter, according to estimates from three brokerages. The highest estimate for the company's net profit is from Kotak Securities Ltd. and the lowest is from Nuvama Wealth Management Ltd.

Motilal Oswal Financial Services Ltd. and Nuvama Wealth expect the company's net sales to come in at INR 8.01 billion and INR 6.82 billion respectively. This represents an on-year decline of 7% and 21% respectively in the company's net sales from INR 8.66 billion reported in the year-ago quarter. However, Kotak Securities expects Signatureglobal to report a consolidated net sales of INR 9.15 billion for the June quarter, up 7% on year.

Signatureglobal said its pre-sales has declined 25% on year to INR 19.7 billion for the June quarter. The company's collections also fell 28% on year to INR 6.7 billion. The company's average sales realisation was up almost 5% to INR 17,093 per square foot in the June quarter. The increase in realisation was primarily attributable to the launch of a premium residential project, Tonino Lamborghini Residences, the company said.

Signatureglobal's June quarter revenue is expected at INR 9.1 billion, slightly up from INR 9 billion reported in the year-ago quarter, Kotak said. The company's bookings are expected to decline 17% on year to INR 22 billion. The company continues to focus on the mid-premium housing segment and expects sustenance sales to be stable in the future.

The real estate sector's pre-sales for the quarter are expected to decline 29% on year due to fewer launches in the quarter, Motilal Oswal said. The US-Iran conflict and the subsequent stock market correction impacted demand and also resulted in delayed deal closures, HDFC Securities said. The residential sales in the realty sector across top seven cities in India had declined 6% on year in the June quarter, with the decline concentrated in specific cities and segments rather than being broad-based, the brokerage added.

The company's earnings before interest, tax, depreciation, and amortisation are expected to be between INR 589 million and INR 621 million, according to the estimates from three brokerages. The highest estimate is from Motilal Oswal and the lowest is from Nuvama. The company's EBITDA margin is expected to rise to 6.4%-7.8% from 3.8% reported in the year-ago quarter, according to the brokerages.

Signatureglobal is a real estate development company in the National Capital Region focusing on affordable and mid-segment housing projects. The company will detail its June quarter earnings Thursday. At 1314 IST, shares of Signatureglobal were traded at INR 820.25 on the National Stock Exchange, up almost 1%. The stock is down 5% since the company announced its March quarter earnings on May 13.

All the three brokerage reports on the company available with Informist have a ‘buy' recommendation on the stock, with an average target price of INR 1,127. The call price is 37% higher than the current market price.
