NEW DELHI – State-owned India Infrastructure Finance Co. Ltd. is considering a partnership with housing finance institutions like National Housing Bank and Housing and Urban Development Corp. Ltd. to expand its footprint in housing finance, a senior company official said. "We have held some discussions with NHB and HUDCO... it is still at a preliminary stage," the official told Informist. 

 

IIFCL is a wholly-owned government company established in 2006 to provide long-term financial assistance to viable infrastructure projects. The company is authorised to finance all sub-sectors of infrastructure in the harmonised list issued by the finance ministry, including affordable housing. IIFCL had marked its foray into housing sector financing from 2024-25 (Apr-Mar). 

 

IIFCL had also entered into a memorandum of understanding with HUDCO in June 2024 to boost long-term co-financing and sustainable infrastructure investment. While IIFCL has signed a few projects in the affordable housing sector through a public-private partnership model, the vertical is yet to take off in a big way. 

 

The company's loan book crossed INR 817 billion at the end of March. Of this, 29% of loans were for road projects, 28% for non-renewable power projects, and 26% for renewable power projects. The remaining 17% included airport, urban infrastructure, transport and logistics, and railway. The company plans to cross INR 1 trillion in loan book size by the end of FY27.

 

According to a second company official, IIFCL's sanctions in the first quarter of FY27 totalled around INR 250 billion to INR 280 billion. Out of this, disbursements totalled INR 25 billion. "The disbursements were slower than usual because of the cycle of projects...but it will pick up as we proceed during the year," the official said. In FY27, IIFCL aims to sanction loans worth INR 750 billion and disburse around INR 390 billion.

 

In FY26, the infrastructure lender disbursed INR 330 billion, up 15.7% on year, and sanctioned INR 580 billion, up 12.8% on year. Its net profit had declined 13% to INR 13.79 billion last year.  End
