MUMBAI – A surge in collections, modest price increases, and a higher contribution of land sales enabled Lodha Developers Ltd. to beat Street estimates on both net profit and sales by a wide margin. The bottom line posted its highest year-on-year growth in seven quarters, while revenue growth was stronger than in the previous two quarters.
The real estate major's consolidated net profit doubled on year to INR 13.72 billion, far exceeding analysts' expectations of INR 8.76 billion. Revenue from operations rose 43% on year to INR 49.97 billion, also beating the Street view of INR 42.43 billion.
The strong top-line growth for the quarter was helped by a 46% on-year rise in collections to INR 42.1 billion, which included land sales of INR 2.2 billion, and a year-to-date price growth of 3%.
The company's pre-sales increased only 4% year-on-year to INR 46.3 billion in the June quarter. The company indicated in its earnings investor presentation that the pre-sales will be low in the first half of 2026-27 (Apr-Mar), making up for only 40% of its FY27 guidance of INR 240 billion. A chunk of the pre-sale revenue for the quarter came from Metropolitan Mumbai Region. This region posted INR 40.0 billion in pre-sales, of which the extended eastern suburbs saw INR 18.9 billion of pre-sales. Pre-sales in Pune were INR 2.2 billion, while those in Bengaluru were INR 2 billion.
Lodha Developers did not launch any new projects in the June quarter. It went live with bookings for a new phase in one existing project in the Mumbai region. The company is targeting seven new project launches and 14 new phases of existing projects for the remaining part of the financial year.
The company accounted for INR 25.43 billion as cost of projects for the June quarter, up 21% on year. Since this made up for 77% of total expenses, and the rate of increase was significantly lower than the 43% rise in revenue from operations, it gave the biggest boost to the earnings before interest, tax, depreciation, and amortisation.
As per the company's earnings investor presentation, the EBITDA, after adding finance costs to the cost of projects, jumped up 79% on year to INR 21.5 billion in the June quarter, and the adjusted EBITDA margin expanded sharply to 43% from 34%. The company said in the presentation that the expansion in margin was "due to higher contribution from land sales."
Apart from the major help to operating profit from project costs, employee benefits expenses were up 21% to INR 1.84 billion. Finance costs were up 21% on year to INR 1.79 billion, amid a decline of INR 4.5 billion in net debt to INR 49.3 billion on Jun. 30 from Mar. 31. The average cost of debt was 7.8%, according to the presentation.
Other expenses, the second-largest expense item in the profit and loss account, rose 33% on year to INR 3.47 billion.
Friday, the company's shares ended at INR 1,144.10 on the National Stock Exchange, down 0.2% from the previous close. Lodha Developers announced its June quarter earnings after market hours. End
