Oberoi Realty 'mindful' of pricing, opportunities in NCR

MUMBAI – Oberoi Realty Ltd.'s recently launched ultra-luxury residential project, 'Three Sixty North' in Gurugram, witnessed an overwhelming response. However, regarding pricing, new opportunities, and operations in the National Capital Region, the company said at its post-earnings conference call with analysts that it was "mindful" of its business development.
"Business development is literally an everyday job for us," the management said. "Now, our focus has increased, and we have started including the NCR—both Noida and Gurgaon—for that. We continue to get offers, but we are mindful of what we want to do and how we want to do it. For us, land location and everything else is really important."
The management said they were not expecting such a strong response from the Three Sixty North project, launched Jun. 29. It recorded gross bookings of INR 81.9 billion for the project and bookings of approximately 1.35 million square feet. The next phase of this project will only be launched next year. "Next phase, how we launch, when we launch and at what price we launch, we still want to, you know, discuss that internally," the official said.
Asked why operating margin of residential business has fallen to around 51-52% in the June quarter from 55% in the last three quarters, the management dismissed the concerns, saying overall margin will always depend on the mix of the projects. The company has projects with margins from 43-44% to around 65%. "So for example, if I have anything from 360 West coming in, then that comes in with a really good number, with a really good margin. So it all depends on which projects are there within that. Some will be lesser, some will be higher," the official said.
Most of Oberoi Realty's ongoing projects such as in Thane, Alibaug, and Adarsh Nagar are slated to be launched in 2026-27 (Apr-Mar). Adarsh Nagar project is expected to be launched in the December quarter. Around 80-90% of interior work in Ritz-Carlton is also complete and it should be launched this year as well, the management said.
They also remain hopeful on launching the project in Mulund this year, whose design is already completed. "We are already on an approval stage. So, even if, let's say, we get our approvals within the next three or four months, we can still look at a launch in the last quarter," the managment said.
Oberoi Realty Friday posted consolidated net profit of INR 5.44 billion for the June quarter, up 29% on year. However, this was well below analysts' expectations of INR 7.25 billion. Its revenue rose nearly 32% to INR 13.01 billion, also missing estimates by a wide margin. Monday, shares of the company closed 0.6% lower at INR 1,882.70 on the National Stock Exchange. End
