Oberoi Realty costs rise by 2-3% due to war in West Asia

KOLKATA/MUMBAI – Oberoi Realty Ltd. on Monday said its construction costs for new projects have gone up by 2-3% on-year due to the war in West Asia and is factoring in higher costs to protect its profits and margins. "Energy costs have gone up. Aluminium has gone up. Glass has gone up. Labour's become expensive. Then again, the availability of materials becomes a bit of a challenge," its Chairman and Managing Director Vikas Oberoi told sector analysts in a post-earnings call. "On an overall cost front, about 2% to 3% is what we are looking at as a cost increase."
Oberoi said the company has "repriced many things" due to cost pressures, and these pressures are being factored into new projects. A contingency plan is in place to protect the company's financial position.
Oberoi Realty has lined up at least four new launches in the Apr-Jun quarter and another 5-6 projects in Jul-Dec. "We are planning to launch 360 North (in Gurgaon). We are planning to launch a small development on Carter Road Oceanic. We've topped up this, again, another small project at Malabar Hill Fairview. We will be launching Tower D of Forest Wheel (in Thane). These are all four launches in this first quarter itself," Oberoi said.
Apart from this, the realtor plans to launch 'Tower A' at Jardin at Oberoi Garden City in Thane during Jul-Sep. "We'll launch Rally Wolf Mulud in Q2 (Jul-Sep) as well. Adarsh Nagar could be Q2 or Q3 (Oct-Dec). Enigma, we have a commercial building we might look at doing Strata Sail. That also will be launched in Q3 on Pedder Road could be Q2 or Q3, or something like that... So, a lot on the pipeline," Oberoi said.
The realtor said that it has announced business development activities close to 4 million square feet of development potential across diverse locations in the Mumbai Metropolitan Region, Bandra East, Aram Nagar, and Versova.
"We also have entered into agreements with societies in South Bombay for redevelopment, Pedder Road, Malabar Hill, and Nepensi Road. We have also received approval from NCLT for our resolution plan submitted for a company in a consortium to acquire Verizon Hotel Pvt. Ltd.," he said.
Monday, Oberoi Realty's shares ended 4% lower at INR 1,634.70 on the National Stock Exchange. End
