Govt's housing fund invests INR 102 bln in 145 projects, says Sitharaman

NEW DELHI – The central government's Special Window for Affordable and Mid-Income Housing Investment Fund, known as SWAMIH fund, has invested INR 102.40 billion as capital across states as of Jan. 31, Finance Minister Nirmala Sitharaman told the Lok Sabha Monday. The fund has committed to investments in 148 projects of which three investments with total commitment of INR 5.29 billion are pending first disbursement.
"The fund has had a measurable impact on reviving buyer confidence and reducing stress in the housing sector by delivering 63,200 homes with total 1,01,443 homes in the portfolio across India," Sitharaman said in a written response to a question in the Lower House. "Beyond enabling completion of homes, SWAMIH has generated significant economic benefits."
The government had set up the fund in 2019 to provide priority debt financing for the completion of stalled housing projects that are in the affordable and middle-income housing sector. The fund was set up as an Alternate Investment Fund with SBI Ventures assigned as the Investment Manager. Finance Minister Nirmala Sitharaman in the Union Budget for 2025-26 (Apr-Mar) announced the SWAMIH 2 fund with an outlay of INR 150 billion for the completion of 100,000 dwelling units. End
